What Is Asphalt Sealcoating?
Sealcoating is the application of a protective coal-tar or asphalt-based emulsion coating to the surface of an existing asphalt driveway or parking lot. Think of it as sunscreen and waterproofing for your pavement — a thin but highly effective barrier that shields the underlying asphalt from the elements that degrade it fastest.
Without protection, asphalt is vulnerable to four primary threats: UV oxidation, water infiltration, oil and fuel spills, and freeze-thaw cycling. UV rays from the sun break down the asphalt binder — the glue that holds the aggregate together — causing the surface to dry out, turn grey, and become brittle. Water infiltrates through the surface and, in BC's climate, freezes and expands in winter, widening cracks and undermining the base. Oil and fuel spills dissolve the binder directly. Sealcoating addresses all four threats simultaneously.
BC's climate makes sealcoating especially important. The Lower Mainland and Fraser Valley receive significant rainfall — among the highest in Canada — and the freeze-thaw cycling through winter months is relentless. An unsealed driveway in this climate will deteriorate noticeably faster than one in a drier, more temperate region. Regular sealcoating is not optional maintenance here — it's essential.
Beyond protection, sealcoating restores the deep black colour of fresh asphalt, dramatically improving the appearance of a faded or weathered driveway. It also fills hairline surface cracks — the kind too small to require individual crack filling — before they widen and allow water penetration. Catching surface degradation at this stage is far less expensive than waiting until resurfacing or replacement is required.
We recommend sealcoating every 3–5 years for most BC driveways. New asphalt should cure for 6–12 months before its first sealcoat — the oils in fresh asphalt need time to off-gas, and sealing too early can trap them and cause the sealer to peel. After the first seal, staying on a regular schedule is the single most cost-effective maintenance decision you can make for your pavement.

Surface Cleaning & Prep
We blow out all debris from cracks and the surface, remove oil spots with a degreaser, and trim any vegetation encroaching on the edges. A clean surface is essential for sealer adhesion.
Crack Filling
All cracks are filled with hot-pour or cold-fill crack filler before sealing. Sealing over open cracks traps water — we fill them first so the sealer bonds to a solid surface.
Sealer Application
Commercial-grade asphalt sealer is applied by squeegee or spray depending on the surface condition and size. We apply at the correct rate — not too thin, not too thick — for maximum protection and longevity.
Cure Time
The sealed surface needs a minimum of 24 hours before foot traffic and 48 hours before vehicles. We schedule jobs with the weather forecast in mind — dry conditions and temperatures above 10°C are required.
