Why Crack Sealing Matters
Asphalt is a durable material, but it is not static. Every paved surface in BC is subject to constant stress: thermal expansion and contraction as temperatures swing between summer highs and winter lows, UV oxidation that hardens and embrittles the binder, the relentless weight of vehicles, and the slow but persistent pressure of tree roots and soil movement. Over time, these forces open cracks in the surface — and once a crack opens, water gets in.
In BC's climate, water infiltration is the primary accelerant of pavement deterioration. When water enters a crack and the temperature drops below freezing, that water expands by roughly 9% as it turns to ice. The ice acts as a wedge, forcing the crack walls apart. When it thaws, the crack is wider than before. The next freeze-thaw cycle widens it further. Over a single winter, a 5mm crack can become a 20mm gap — and the damage doesn't stop at the surface. Water that reaches the base layer saturates and weakens the granular material, causing the pavement to lose its structural support and eventually sink, heave, or break apart entirely.
The cost difference between addressing a crack early and waiting until the damage is severe is dramatic. Sealing a crack costs tens to low hundreds of dollars. Patching a pothole that forms because a crack was ignored costs several hundred. Replacing a section of driveway that has failed because water destroyed the base costs thousands. Full driveway replacement can run into the tens of thousands. Crack sealing is the lowest-cost, highest-return maintenance investment available for any paved surface.
Hot-pour crack sealing is the professional standard for a reason. A rubberised polymer-modified sealant is heated to 180°C or higher in a melter applicator, then poured directly into the prepared crack. At that temperature, the sealant flows into the full depth of the crack and bonds chemically to the asphalt walls. As it cools, it forms a watertight, flexible seal. Unlike cold-pour products, hot-pour sealant remains pliable in cold weather — it moves with the pavement as it expands and contracts, rather than becoming brittle and debonding. A properly applied hot-pour seal can last 5 to 10 years.
Knowing when to seal versus when to resurface or replace is equally important. Crack sealing is appropriate when the pavement structure is sound and the damage is limited to surface cracking. If you're seeing alligator (fatigue) cracking across large areas, significant sinking or heaving, or drainage problems, those are signs of base failure — and sealing the surface cracks won't address the underlying problem. Types of Cracks We Seal
Different crack types have different causes — identifying them correctly ensures the right repair approach.
Longitudinal Cracks
Run parallel to the pavement edge or centreline. Typically caused by poor joint construction during paving, edge failure from inadequate support, or pavement fatigue under repeated loading. Left untreated, they widen quickly as water infiltrates and freeze-thaw cycles pry the edges apart.
Transverse Cracks
Run perpendicular to the road or driveway direction. Caused by thermal contraction — asphalt shrinks in cold weather and, when the tensile stress exceeds the pavement's strength, it cracks across its width. Common in BC driveways that see significant temperature swings between summer and winter.
Block Cracking
Appears as large rectangular or polygonal sections separated by cracks. Caused by asphalt shrinkage and oxidation over time — the binder hardens, loses flexibility, and the surface fractures into blocks. Often a sign the pavement is aging and the binder needs to be rejuvenated or the surface overlaid.
Edge Cracking
Develops along the outer edge of the driveway, typically within 300–600mm of the edge. Caused by lack of lateral support (no curb or shoulder), poor drainage that saturates the base near the edge, or heavy vehicles driving on the edge. Sealing stops water from undermining the base.
